Tennessee Affiliate Broker Exam

The exam draws from a content blueprint covering the legal and practical duties of an affiliate broker. On the affiliate broker version, the scored item counts by area are:

• Advertising and Marketing — 7 items
• Agency and Disclosure Issues — 6 items
• Broker/Affiliate Relationships — 5 items
• Handling of Documents and Record Keeping — 4 items
• Duties and Powers of the Real Estate Commission — 4 items
• Licensing Requirements — 4 items
• Handling of Trust/Escrow Funds — 4 items

Before sitting for the exam, candidates must complete 90 total hours of real estate education, made up of 60 hours of real estate principles/fundamentals and the 30-hour Course for New Affiliates.

The full affiliate broker exam costs $63. If you only need to retake a single portion, the national-only retake is $37 (160 minutes) and the state-only retake is $26 (80 minutes). After passing, the initial affiliate broker application fee is $91, and license renewal is $75 every two years.

The exam is divided into two sections: a national section of 80 questions and a state section of 40 questions. Passing requires 70% on each portion separately — 56 of 80 on the national section and 28 of 40 on the state section. A passing score on one section remains valid for two retakes of the failed section or one year, whichever comes first, with a mandatory 30-day wait between subsequent failed attempts.
