Maryland Real Estate Salesperson Exam Exam Guide

The exam blueprint is organized into national real estate topics and Maryland-specific law topics. Two of the heaviest-weighted content areas on the state-law portion are Contracts at 19% and Agency at 13%, alongside item counts for other subject areas.

Before testing, candidates complete a 60-hour approved pre-licensing course, which includes a 3 clock-hour real estate ethics component required by law.

The standard exam fee is $44.00, a figure confirmed by both the Maryland Department of Labor and the PSI candidate bulletin, and it remains valid for one year from the date of payment. Once you pass, the original salesperson license costs $98 (including the guaranty-fund payment), and renewal runs $78; consult the Real Estate Commission's official fee schedule by name for the current figures.

The exam is delivered by computer and runs 120 minutes total, split into an 80-question national portion (90 minutes) and a 30-question state portion (30 minutes), for 110 questions overall. Each portion is scored separately, and candidates must earn at least 70% on each — 56 of 80 points nationally and 21 of 30 points on the state section — to pass. A short tutorial of up to 15 minutes does not count against your exam time, and a small share of experimental items, roughly 10% of the question count, may also appear without affecting your score.
