Nebraska Real Estate Salesperson Exam Exam Guide

The exam is built from a content outline covering real estate law, licensing, and agency principles. On the Nebraska state-specific portion, the content is weighted as follows:

• Agency — 17-18 items
• Statutory Requirements Governing the Activities of Licensees — 15 items
• Licensing — 7-8 items
• Duties and Powers of the Real Estate Commission — 5 items
• Additional Topics — 5 items

Before sitting for the exam, candidates must also complete 96 hours of approved pre-license education, made up of a 30-hour Real Estate Principles and Practices course, a 30-hour Nebraska Real Estate License Law course, and 6 hours of Professional Practice and Standards.

The Nebraska Real Estate Commission charges a $150 examination fee per attempt, plus a separate $175 license application fee. Once licensed, salespersons pay a $90 original license fee and a $180 renewal fee every 2 years. Retaking a failed exam costs $150 again per attempt.

The exam is split into two scored portions: an 80-item national/general portion (2.5 hours) and a 50-item Nebraska state-specific portion (1.5 hours), for 4 hours of total time allotted. A handful of unscored pretest items — 5 to 10 — may also appear mixed in without affecting your score. Candidates must score 75% on each portion to pass, and applicants must be at least 19 years old to sit for the exam.
