Mississippi Real Estate Salesperson Exam

The exam is split into a general (national) portion and a Mississippi state-law portion, each covering its own set of content areas. On the general portion, the heaviest-weighted domains are:

• Agency — 13%
• Practice of Real Estate — 12%
• Financing — 10%
• Property Ownership — 10%
• Valuation — 8%
• Property Disclosures — 7%
• Real Estate Calculations — 7%
• Transfer of Title — 6%
• Land Use Controls — 5%
• Property Management — 3%

The state-law portion is scored by item count rather than percentage, with the largest sections being Agency Disclosure and Duties to Parties (8 items) and Broker Responsibilities, Including Supervision of Sales Associates (6 items), plus smaller sections on licensing requirements, out-of-state brokers, property condition disclosures, records, trust accounts, and Commission powers.

The combined exam fee is $75 for both portions, whether you sit for one or both in a session, and a retake also costs $75. Separately, the license application carries a $100.00 application fee, and the Commission has announced the criminal background check fee will rise to $25.00. Salesperson license renewal is currently $100.00 and, according to the Mississippi Real Estate Commission, is scheduled to rise to $120.00 per renewal period effective October 1, 2026, with a 100% penalty for late renewals.

The exam totals 120 questions in 4 hours, split into an 80-question general portion (2.5 hours) and a 40-question state-law portion (1.5 hours). Passing requires 70% (56 of 80 points) on the general portion and 75% (30 of 40 points) on the state portion, scored separately. A small number of unscored experimental questions (5 to 10) may also appear, and an introductory tutorial of up to 15 minutes does not count against your test time.
