Louisiana Real Estate Salesperson Exam Exam Guide

The exam covers real estate law and practice through a mix of national and Louisiana-specific content areas. On the state-law portion, the heaviest-weighted topics are the Louisiana civil law system, Louisiana law of agency, and statutory requirements governing licensees, each drawing 13-15 items, while licensing requirements and the duties, overview, and powers of the Real Estate Commission make up smaller sections.

The combined national-and-state exam costs $81 for a first attempt and $96 for a repeat attempt. Candidates who test each portion separately instead pay $42 for the national-only exam and $39 for the state-only exam. After passing, the initial license application carries an additional $90.00 due with the application, covering a $25.00 processing fee, a $45.00 initial license fee, a $10.00 recovery fund fee, and a $10.00 research and education fund fee.

The full exam runs 240 minutes and includes 135 scored questions: 80 on the national portion (with 5 unscored pretest items) in 150 minutes, and 55 on the state portion (with 5-10 unscored pretest items) in 90 minutes. A scaled score of 70 (on a 0-100 scale) is required to pass each portion. Before sitting for the exam, candidates must be at least 18 years old, hold a high school diploma or GED, and complete 90 hours of Louisiana Real Estate Commission-approved pre-licensing education.
