The numbers to remember

  • Total exam: 120 questions, 240 minutes, administered by PSI Services LLC for the Kentucky Real Estate Commission.
  • National (general) portion: 80 questions, 150 minutes.
  • State-law portion: 40 questions, 90 minutes.
  • Passing standard: at least 75% correct — each portion is scored on its own, so a strong score on one side does not offset a weak score on the other.
  • Exam fee: $100, paid by credit card at reservation. Practice exam fee: $19.95.
  • About 5-10 unscored, unlabeled experimental questions may appear alongside the scored ones.
  • Retake rule: if you fail one portion, you must pass it within 4 months of passing the other, or you retake both portions from scratch.
  • You must apply for licensure within 60 days of passing the exam.
  • Minimum age to apply is 18, with a high school diploma or GED and 96 clock hours of pre-license education.

Content domains and weights (state-law portion, 40 items)

  • Brokerage Activities and Requirements — 14 items (largest domain).
  • Real Estate Commission — 7 items.
  • Requirements for a License — 7 items.
  • License Law Requirements for Contracts — 5 items.
  • Disclosures and Agency Issues — 4 items.
  • Property Management — 3 items.

High-yield review areas

  • Brokerage Activities and Requirements: this single domain is worth more than a third of the state portion, so review it hardest and last, right before the exam.
  • Requirements for a License and Real Estate Commission together add another 14 items — know licensing eligibility rules and the Commission's structure and authority cold.
  • Background-check logistics: the FBI process must be initiated before scheduling, and results expire 90 days after issuance — do not let a stale background check hold up your exam date.
  • Post-pass timeline: apply for licensure within 60 days of passing; associates licensed after January 1, 2016 owe 48 hours of post-license education within two years.
  • Fee awareness: the Kentucky State Police check runs $51.25 and the FBI portion runs $18 — plan the paperwork cost alongside the $100 exam fee.

Top traps

  • Treating the exam as one combined score. It is not — a great national-portion score cannot rescue a failing state-law score, and vice versa.
  • Letting a background check lapse. Results are valid only 90 days from submission; schedule the check with your exam date in mind, not months in advance.
  • Missing the 4-month retake window on a single failed portion, which forces a full retake of both portions.
  • Assuming every question counts equally toward pass/fail — a handful are unscored experimental items, but since you cannot tell which ones, answer everything as if it counts.
  • Losing time on the state-law portion. At 90 minutes for 40 questions, it moves faster per-question than the 150-minute national portion, so keep pace instead of lingering on any single item.
  • Forgetting the 60-day licensure application clock starts the moment you pass, not when you get around to the paperwork.

Frequently asked questions

How long is the real Kentucky Sales Associate exam?

The full exam runs 240 minutes and covers 120 questions total: an 80-question national portion in 150 minutes and a 40-question state-law portion in 90 minutes.

What score do I need to pass?

You need at least 75% correct, and this standard applies to each portion separately — the national and state-law scores are not averaged together.

What should I review the night before the exam?

Focus on the highest-weighted state-law areas first: Brokerage Activities and Requirements (14 items), then Real Estate Commission and Requirements for a License (7 items each). Skim the smaller domains — Contracts, Disclosures and Agency, and Property Management — last.

What happens if I fail one portion of the exam?

You only need to retake the portion you failed, but you must pass it within 4 months of passing the other portion. Miss that window and you have to retake both portions again.

Is the cheat sheet free and printable?

Yes, the cheat sheet is a free quick-reference page you can print or keep open on a phone or tablet for a last review before test day.

How much does the Kentucky exam cost, and is there a cheaper way to practice first?

The real exam costs $100. PSI, the exam vendor, also sells an official practice exam for $19.95 if you want a lower-cost dry run of the question format before paying for the real thing.
